Need help deciding rent

So I have 3(2bhks) and 3(1bhk) , it's a 3 storey building we (family of 4) will live on the 1st floor(4bhk) and plan to rent ground,2nd nd 3rd floor.

This is located just near pachpedi naka and we are thinking of renting these as girls pg's , it's like 800m away from Allen raipur, unacademy and about 1km away from colors mall. It's a nice location so I wanted to ask you guys as what rent should we charge (without wifi,ACs). It'll have a centralised RO system.

We currently rent on our old house to a tenant and charge 6500 for 1bhk.

We don't have much experience on this field , our house will be open to rent from end of April , so I was thinking of what I should do. Am a 19M I have seen my peers rent 1room shared by 2 for 15k a month but my parents say nobody will pay such amount but I think otherwise as people pay 1.5-1.9L to study here!?

Am confused advices are much appreciated.

Also there's 5-6 pg around my houses (ALL OF THEM ARE PACKED). There's only one boys pg but we don't want the mess. New students will join Allen soon in April so I was thinking of getting a banner printed , for advertisement.
