Should I buy property? Or save $$$?

There's a lot uncertainty right now for sure, but for me, a HB1 visa or AOS through marriage is looking very unlikely in the near future. All I have is DACA and any protections my blue state is able to offer.

With that said, is it really dumb to buy a property and spend most of my savings on down-payment/closing costs? Or should I just keeping saving more money?

My fears/concerns:

•Home prices and interests are high, inventory is very low. I've been looking for just a month now, but time is definitely not my side.

• With the current raids, my undocumented parents are in danger of being deported, in which case I would have to move back home help financially support what's left of my family (rent, legal fees, deportation costs, etc).

•DACA policy changes are around the corner and they may get rid of our work permits, or worse, make us eligible for deportation. I'd have cover costs for temporarily relocating to Mexico and then begin the process of moving to Canada or Europe.

•Owning a condo or single home would eat at my savings even if I move back home and rent the property. I'm not too familiar on what would legally happen to my property if I leave the country either. The only beneficiaries I could put down are my Trump-supporting brothers.

Any advice?

Edit: I'm separating from my partner so regardless I either have to move back in with my parents or live in the property I buy asap. No way I'm renting. I'd only be left with $10k if I do purchase a home 😬
