Exchange student accommodation - Fall 2025 - pls help!

I will be a German exchange student coming to UT Austin for the Fall Semester in 2025 only. For context I am 24, a grad student (Management), and I am interested in living somewhere where I am on/ can walk to campus. I want to experience American college life. It is especially important to me, that my room, building is clean and that I live in a safe area. I am looking for recommendations from others who have either done this before, or know how to go about this. There are some things I need to work out/ navigate.

  1. Are all leases everywhere only 12 months? How do I get a short-term/ month-to-month lease?
  2. If I do sign a 12 month lease, how successful are most people at transferring their leases after one semester? Is it hard/ risky? Can I just pay a cancellation fee and break it, or do I need to pay out the remainder of the lease if I break it?
  3. Do many people sublet during the fall semester? I ask as presumably this is when you get the biggest influx of students signing new leases. I am open to this as an option but obviously I won't have an opportunity to inspect anything etc.
  4. What properties should I avoid? What properties do you recommend?
  5. Does anybody know the apartment building 2400 Nueces Apartments from UT Austin housing? Is it possible to live there as an exchange student? How is the building, the people living there, etc.?

Current exchange students - where are you living?

Appreciate anyone who can help! Keen to be in Texas next August :)
